Building Features:
The buildings are designed for maximum efficiency, comfort and usability. Each 20,000 square foot floor plate lays out in perfect five foot modules making them ideal for virtually any type of office user. In addition, the load factor ranges from 7-10% for most tenants which equates to increased efficiency and lower costs than competing buildings.
The
ever increasing energy need and technology requirements of
today's sophisticated tenants can be accommodated easily at
Valley Center Towers. The electrical capacity for each building
is almost twice that of most other Class A buildings in the
market. Fiber optic capability as well as copper will be available
for tenants use with interconnectivity among the buildings
as well as redundant feeds in each building. The state-of-the-art
HVAC system will ensure superior comfort and reliability.
With its remote monitoring capability, the system can be adjusted
immediately to meet the diverse needs of building tenants
while reducing operating costs.
Building Amenities:
Two story atrium lobby accented with
marble and granite tiles; state of the art HVAC and mechanical
systems; covered parking with the construction of Phase II
and Phase III; redundant fiber optics available.
HVAC Systems:
The HVAC system is a floor-by-floor Variable Air Volume (VAV) air distribution and DDC control system utilizing fan assisted, parallel flow VAV terminal units with hot water heating coils. A central air handler located on each floor in the core area of the building distributes conditioned air via a medium pressure duct loop to the individual VAV terminal units.
Electrical Service:
Power distribution in leased space is
5 watts / s.f. min. of 120/208 volt power with an additional
3.5 watts of power at 277/480 volt. Additional power can be
made available to meet special tenant needs. The building
has been designed with 23 amps per 1000 sq. ft. in comparison
to 12.3 amps per 1000 sq. ft. most other office buildings
in the area provide. Redundancy; The site, with development
of Phase II, will have two electrical feeds from north and
south. At Phase III, an emergency generator will be available
for emergency power for Tenants. Prior to that time, tenant(s)
can install emergency generation equipment up to 800 amps
at 277/480 volt 3 phase 4 wire. A Transient Voltage Surge
Suppression System ( TVSS) is utilized to eliminate voltage
surges from coming from an outside source into the building.
Plumbing:
Plumbing systems are designed using commercial grade plumbing fixtures to the latest ADA requirements. Two wet columns are provided on each floor so tenants can have the option of building private toilets or break-room kitchenettes within tenant lease spaces.
Floor Finishes:
In tenant spaces the floor will be concrete
ready to receive tenant finish, typically carpet. Elevator
lobbies on single tenant floors will be finished to tenant's
specifications; on multi tenant floors elevator lobby and
public corridors will be a high quality carpet. Main floor
lobby floors are stone tile. Entry vestibules are foot grilles.
Communications Facilities:
Multiple communication vendors are available for telephone and data service with copper and/or fiber optics. Service redundancy is also available. Phase I and future Phase II and III buildings are interconnected for voice and data lines.
Elevators:

Elevator cabs will have upgraded finishes to include wood panels and stone tile floors.
